Rental Policies

  • Check-in @3:00pm. Check-out @ 10:00am.
  • You must be 24+ years to rent these homes. Any members of your group under the age of 21 must be accompanied by a parent or guardian.
  • House parties and large events are strictly prohibited. Maximum guest limits apply.
  • Quiet time: In consideration of our neighbors, 10:00pm is “neighbor-friendly quiet time”. No outside music or loud noise after 10:00pm please.
  • There is a standard 4 night minimum rental, and a 7 night minimum during Summer and Christmas. 1 and 2 night reservations are not permitted. Last minute requests for 3 nights, or a maximum availability of only 3 nights between confirmed bookings, may at times be allowed.
  • Please read your property's Terms and Conditions at the bottom of the booking form before making a reservation.

Booking Procedures

  • Completing our no obligation reservation/booking form will hold your dates as "Tentative" on our calendar for 3 days. Just go to "Reserve Now" on your property details page.
  • Within 24 hours of submitting your reservation/booking form, you will receive an approval of your reservation, and a rental fee quote by email. At that time, your requested dates will become visible as "Pending" on our calendar.  From this quote, you may make a secure payment with your credit card on line. Quotes expire in 3 days, and reservations are cancelled if no deposits are received.
  • We require ½ the rental fee by 5:00pm on the 3rd day of your hold period, and the other ½, 30 days before your scheduled arrival, to book either of our properties. If your arrival dates are less than 30 days away, all fees are due at the end of the hold period. For the most part, all taxes and fees are included in the nightly rental amount. 
  • A $150/$175 non refundable housekeeping fee, is required for all bookings, as is the purchase of a $49 or $89 Damage Protection Premium from CSA Insurance. This will cover you in the event of accidental damages to the property of between $1500 and $5000. A refundable fee of $100 may be required to cover incidental damages to items like pool cues, tennis racquets, dvd players etc. If you are a foreign national/resident and your application for insurance is denied, you will be required to pay a refundable deposit of $500. Assuming no damages, this $100/$500 will be returned to you within a week of your departure.  For your convenience, we will walk you through the process and email all payment reminders and instructions.
  • Within 24 hours of our receipt of your final  rental payment, insurance premium, housekeeping and incidental fees, arrival instructions, including address and entry code, will be emailed to you. You have the option of having us meet you upon arrival, or you may just prefer to let yourself in at your own convenient time. Please let us know which you prefer, and we will be happy to accommodate your group.
  • CANCELLATIONS: We will refund payments received from all cancellations, as long as we can re-book your dates for around the same time frame and amount. Any monies we receive up to your full rental fee, will be credited to you for any of your dates that we re-book. The cleaning and incidental fee if paid in advance, is not subject to re-booking restrictions, and will be refunded immediately. Our refund track record is excellent, and so far 100% of our guests that have had to cancel, have received refunds amounting to 70 - 100% of all payments sent to us. However, please do not expect a full refund if you cancel the day before your arrival, although we will try our best to re-book as many of your days as possible. Of course, we make no guarantees that we can re-book any of your cancelled dates. Please note that we do not have any connection with CSA Insurance Company, and you must contact them directly for the refund of your $89 insurance premium if paid.
